As your Buyer’s Representative, I can make the process of house hunting much easier and more efficient than if you did it all yourself. I can help you get financing, guide you to local neighborhoods, help you determine your budget, and prioritize a list of essential features that you need in your next home. I will save you valuable time by finding the properties that best suit your requirements, and will show you only the most promising ones.

Once you’ve found a place that catches your eye, I will look at comparable properties in the area to help determine a purchase offer. Then I will negotiate on your behalf with the seller to make sure you get the most favorable terms.

Sellers Representative

Selling a house on your own can be an overwhelming task. There’s advertising to plan and budget for, open houses and private showings to arrange, purchase offers to negotiate, contract contingencies to worry about, and complicated paperwork to fill out. First, I will perform a comparable market analysis to determine the most appropriate price for your home. Then I will provide home staging advice and suggest landscaping changes that will help draw buyers in. I will advertise your home through a variety of methods, including local publications and online MLS® listings. 

Transaction Broker

If you’re hesitant to pay for buyer or seller agents, you can also engage me to handle a particular task. A transaction broker assists in and facilitates the transaction.  As defined in the Colorado Real Estate Manual, a transaction broker assists one or more parties throughout a contemplated real estate transaction with communication, interposition, advisement, negotiation, contract terms and the closing of such real estate transaction without being an agent or advocate for the interests of any party to such transaction. You will be responsible for the services I provide since I also serve as transaction broker. As a transaction broker, I will draft contracts to officially approve sales and guarantee that they are conducted fairly. You may not require assistance with marketing or negotiating when you’re selling a property to a friend or member of your family. But to officially close the deal, you do need guidance on a suitable listing price and legal papers. Therefore, you will require my assistance with any contracts throughout the closing process as your transaction broker. I will assist you in disclosing any adverse information regarding the condition of the property.
